Still working from home?  With many major employers changing the way that business is done since the beginning of the COVID-19 Pandemic, home owners and new home buyers have adjusted  their list of  desirables in their next home. Some not only need to plan for a home office  space, but also need to accommodate the homeschooling or distance learning needs of their children as well.  

This is impacting the way homes are marketed and the type of features that have  become important to buyers at all price points. Of course, homebuyers with  larger budgets have the luxury of seeking homes with extra bedrooms or offices  and dens already included. But many buyers are not as fortunate and need to find  the needed space in more creative ways.  

So what do you do if you are not planning on buying a new home or simply do not have a budget to find that extra square footage?

  • work within a bedroom.  While this seems an obvious option because of the ability to close a door for privacy, there may not be room to add the dedicated desk/workspace.  Many home buyers are looking for larger bedrooms to allow for work from home / distance learning.
  • open floor plan.  This allows the kids to work at the kitchen table while they are all within the same general area of the home.  For generations this has been the case.  Don’t you remember doing homework at the kitchen table?  We do.  The spacious kitchen/family room combo makes it easier for home learning without (more?) clutter.
  • Another option, which wasn’t as popular pre-2020, is the separate formal dining room which can also be converted easily into a workspace.
